Ayala Alabang commands highest land value appreciation – Leechiu

Land values in Ayala Alabang have seen the highest upward swing year on year among high-end subdivisions.

Tan Angel of Leechiu Property Consultants Inc. said luxury village land values and upscale condominium prices continued to increase despite 18 months of COVID-19 lockdowns.

Property prices in Ayala Alabang soared to an all-time high P200,000 per square meter, up 58 percent year on year.

In 2020, land values were only ranging from P90,000 to P150,000.

Properties in Dasmarinas Village were still the most expensive at P400,000 to P550,000 per square meter in the first quarter of the year, one percent higher year-on-year.

 Forbes Park commanded the second highest appreciation of land prices at P350,000 to P530,000 per square meter, up 3.5 percent from the previous year.

It was followed by Greenhills with prices going up by 14 percent to P305,000 to P350,000.

Home prices in in San Lorenzo Village rose by 19 percent to P300,000 to P350,000 from P240,000 to P304,000 a year ago.

Among luxury condominiums, Shangrila Properties’ Horizon Homes is still the most expensive at P599,000 to P786,000 per square meter, representing an increase of five percent year on year.

The Estate, a joint venture between the Sy and Ty families, came in second with prices rising to P526,000 to P670,000 per square meter. On third spot was Robinsons Land’s Aurelia BGC which now costs P405,000 to P657,000 per square meter.

“Capital values for luxury projects have continued to grow despite the economic downturn which shows the strong capital preservation of these assets,” Angel said.

Ayala Alabang tops A-list villages in 2021, prices rocket to all-time high in pandemic

Land values in upscale subdivisions in Metro Manila continued to climb, shrugging off the effects of the pandemic.

According to Leechiu Property Consultants (LPC), Ayala Alabang saw the strongest price gains, soaring to an all-time high of P200,000 per square meter this year, 58% higher than last year’s P90,000 to P150,000 per sqm.

Homes in San Lorenzo Village in Makati City recorded the second highest growth, with prices rising by 19 percent to P300,000 to P350,000 per sqm from only P240,000 to P304,000 a year ago.

Dasmarinas Village, however, remains the most expensive gated village in the country at P400,000 to P550,000 per square meter but its price went up by only one percent compared to last year.

In Forbes Park, property prices appreciated by 3.5 percent to P350,000 to P530,000 per sqm from last year’s P330,000 to P520,00 sqm.

LPC said the continued growth of capital values in luxury developments despite 18 months of COVID lockdowns shows strong capital preservation of these assets, making them a good investment.

In the terms of residential condominiums, Horizon Homes at Shangri-la at the Fort is the most expensive, selling for P786,000 per sqm or an increase of five percent from last year.
